Thanks to our Channel Manager we can synchronize in real time the availability of apartments on the most popular OTAs (Online Travel Agency), such as Booking.com, Airbnb, Casamundo, HomeToGo, Holiday Homes, Expedia, VRBO and many others. In addition, our properties are bookable on our platform.

Indexing services

Our information systems include numerous strategies to improve the online visibility of our apartments and appear at the top of search engines.

Check-in and check-out services

both with our own staff and with automated services to allow guests to enter even at night.

Management of cleaning service and linen change

To ensure maximum hygiene and the highest level of service, we rely on cleaning companies trained in the management of tourist leases that guarantee us the use of certified products and constant quality control. The linen used is rented and is washed and sanitized with industrial machines and certified according to current European standards.

Price Management

We are able to offer each apartment at the most correct price to maximize its return through constant revenue action. Each apartment is managed according to its market and performance, and price changes are also made according to a calendar of local and area events.

Monthly collection and declaration of the Tourist Tax

Monthly statement to the owner

with 21/26% withholding tax for which Single Certification will be sent each year. The owner will receive monthly transfer of receipts, for the previous month, net of withholding tax and agency fees. He will also receive the report of the leases made;

Calendar for landlords

Each owner will have access to a personal calendar (which he or she can access from the reserved area) in which he or she will see the progress of reservations in real time. Owners have the right at any time to reserve for their own needs those dates on the calendar that are not already occupied by other reservations;

Management of routine and extraordinary property maintenance on behalf of the owner

We are able to handle any kind of maintenance, even of an urgent nature, thanks to a large network of collaborators. We take care of everything even when owners live abroad or outside Florence and have no way to travel there for inspections or verifications.

reputation management of our properties addressed to tourist rentals places attention to the general condition of the apartment, constantly monitored to maintain high qulitative standards and constant contact with guests to have a monitoring of reviews on various OTA channels.
